Dwarka Expressway: a buyer's guide to Gurgaon's newest residential corridor
Why the sectors along Dwarka Expressway attract so many new launches, what to check before buying there, and how to compare projects on the corridor.

Dwarka Expressway links Dwarka in Delhi with the Kherki Daula end of NH-48 in Gurgaon. With the Haryana stretch now open, the sectors on either side — roughly Sectors 99 to 115 and the New Gurgaon sectors around them — have become the busiest launch zone in NCR.
Why buyers are looking here
- Connectivity: a direct road to Dwarka, the IGI Airport side of Delhi and NH-48 without going through central Gurgaon.
- Newer stock: most projects are recent, with larger layouts, club facilities and modern specifications.
- Entry prices: generally lower per square foot than Golf Course Road or Golf Course Extension Road, although the gap has narrowed.
What to check before you buy
Distance from the expressway
“On Dwarka Expressway” is used loosely. Check the actual drive from the project gate to the nearest interchange and service road.
Social infrastructure
Schools, hospitals and retail are still catching up in some sectors. Visit on a weekday evening to see how the neighbourhood actually works.
Developer track record and RERA timelines
Compare the RERA completion date with the sales promise, and look at the developer's previous deliveries in Gurgaon. Our guide to verifying RERA registration walks through this.
How to compare projects on the corridor
| Factor | What to compare |
|---|---|
| Price | All-inclusive price per sq.ft of carpet area, not just super area |
| Density | Units per acre and number of towers |
| Possession | RERA date vs promised date |
| Payment plan | Construction-linked vs down payment, and any subvention offers |
