How to verify a project's RERA registration in Haryana before you book

A RERA number on a brochure is not enough. Here is how to check the registration yourself on the HARERA portal, and what to look for once you find it.

How to verify a project's RERA registration in Haryana before you book

Almost every new launch in Gurgaon advertises a RERA number. That number is the single most useful piece of information in the brochure — but only if you actually look it up. Here is a simple routine you can follow for any project in Haryana.

1. Find the right authority

Haryana has two RERA benches: HARERA Gurugram covers projects in Gurugram district, and HARERA Panchkula covers the rest of the state (including Faridabad and Sonipat). Both are reachable from the official portal at haryanarera.gov.in.

2. Search by registration number

Use the registered projects search and enter the number exactly as printed, for example “92 of 2025”. If the project does not appear, ask the developer for the registration certificate and check the number again. A project that is being marketed without registration is a red flag.

3. Check these details on the registration page

  • Promoter name — it should match the company you are paying.
  • Validity / completion date — the date the developer has committed to. Compare it with the possession date the sales team is promising.
  • Land area, number of towers and units — if the brochure shows more towers than the registration, ask why.
  • Approved plans and licences — building plans, environment clearance and the DTCP licence number.
  • Quarterly progress reports — these show construction progress and how much of the collection has been spent on the project.

4. Understand what RERA protects

Under the Real Estate (Regulation and Development) Act, 2016 a developer cannot take more than 10% of the price as an advance before signing a registered agreement for sale. Prices must be quoted on carpet area, and a large share of buyer payments has to sit in a dedicated project account. If anything you are asked to sign contradicts this, pause.

Tip: download the registration certificate and keep it with your booking papers. It is useful if you ever need to file a complaint.

5. Look for complaints and orders

The portal also lists orders passed against promoters. A few complaints are normal for large developers; a long list of unresolved possession delays is worth a conversation before you pay a booking amount.

Every project on our site shows its RERA number with a link to verify it. If you want help reading a registration page, talk to our team — it is free.
