Stamp duty and registration charges in Delhi, Gurgaon and Noida explained

Stamp duty can add 5–7% to the cost of a home in NCR, and the rate depends on the state and on whose name the property is registered in.

Stamp duty and registration charges in Delhi, Gurgaon and Noida explained

When you budget for a home, the agreement value is only part of the story. Stamp duty and registration charges are paid to the state government when the sale deed is registered, and in Delhi NCR they differ from state to state.

Indicative stamp duty rates

State / cityMenWomenJoint (man + woman)
Delhi6%4%5%
Haryana (Gurgaon, Faridabad) — urban areas7%5%6%
Uttar Pradesh (Noida, Greater Noida, Ghaziabad)About 7%, with a concession for women buyers on lower-value properties

These are indicative rates. States revise duties and concessions from time to time, so confirm the current rate with the sub-registrar office or the state's online registration portal before you plan your payments.

Registration fee

A registration fee is charged on top of stamp duty — in Delhi it is typically 1% of the property value, while Haryana and Uttar Pradesh use their own fee structures. Ask your lawyer or the developer's CRM team for the exact figure for your unit.

On what value is it charged?

Stamp duty is calculated on the higher of the agreement value and the government circle rate (collector rate) for the area. If you are buying below circle rate, duty will still be charged on the circle rate.

Ways to reduce the cost legitimately

  • Registering in a woman's name, or jointly, can lower the rate in Delhi and Haryana.
  • Keep receipts — stamp duty and registration charges can be claimed under Section 80C (within the overall limit) in the year they are paid, if you use the old tax regime.
