Renting in Gurgaon: 10 things to check before you sign
Deposit, maintenance, power backup, police verification and the fine print in your rent agreement — a checklist for tenants.

Whether it is a builder floor in a DLF phase or a flat in a gated society on Sohna Road, these checks will save you from the most common rental disputes.
Before you agree
- Total monthly cost. Ask what is included: rent, society maintenance, power backup (DG) charges, water and parking.
- Security deposit. Agree the amount and the conditions for deductions in writing. Two months' rent is common for flats.
- Who owns it. Ask for a copy of the owner's ID and a recent electricity bill or ownership document. If you are dealing with a broker, confirm the owner's consent.
- Inspect fittings. Note existing damage — photos with dates help when you move out.
- Power backup. Check the backup capacity and the per-unit charge; it matters in summer.
The rent agreement
- Term and lock-in. Most agreements run for 11 months. Check the lock-in period and notice period on both sides.
- Annual increase. A 5–10% increase on renewal is typical; make sure the figure is written down.
- Society rules. Pets, parking, move-in timings and maintenance responsibilities.
- Stamping and registration. Get the agreement on stamp paper of the correct value; registration gives both sides stronger protection.
After you move in
- Tenant police verification. Haryana Police requires owners to get tenants verified. It is quick to do online and protects both of you.
